On the ground floor are the living spaces: a stunning kitchen with great hearth (3 meters large) for grilling, 10 gas burner stove, two large ovens, microwave, double sized fridge with ice dispenser, central table for 12 people. The dining room seats 20 and has splendid views of the sunset and the Sienese clay hills. There is a spacious living room with hearth fireplace (wood is supplied). There is a house laundry facility (heavy duty machinery) and a guest laundry (washing machine and tumble dryer), and guest bathroom. There are 2 bedrooms on the ground floor; one double room and one twin bedroom (beds cannot combine).
A large external stone staircase leads above the ground floor to the first floor of the house. There are 6 bedrooms; 4 doubles, 1 twin bedroom (beds cannot combine), and a suite with twin beds (can combine), a full-size bed (for 1 person) and a pull-out sofa bed for 2 people. This room is best suited to 1 couple, or to a family wishing to be near children. All bedrooms in the villa have en-suite bathrooms. The central heating throughout the house is provided by an under floor system. Wi-Fi broadband access is available from most rooms in the house.

The house is equipped to comfortably seat all guests plus some occasional visitors. The cook will be able to manage up to 25. Any event involving a larger party must be agreed and explicitly approved by the owners. A locally approved agency is available to organize an array of events including culinary classes, wine tours, sports activities at the house, helicopter or balloon rides, transportation, shipping to the U.S., events for children, childcare and more.
